Value added to homes as county goes green

Legislation that makes an energy performance certificate (EPC) mandatory when a home is sold, has led to Cornwall's housing stock being greener and more valuable, according to Cornish experts who have conducted 10,000 such tests.

The EPC was introduced in England and Wales in August 2007 as part of the home information pack (HIP) which aimed to make property sales smoother and less prone to failure by encouraging sellers to gather information about the house before it went on the market.


When selling or renting out a domestic property or commercial building it is a requirement to have an EPC available for potential buyers from the point at which a property is marketed for sale or rent.

The EPC illustrates how energy efficient a building is, informing a potential tenant or purchaser how costly it will be to heat, light and what its carbon footprint might be. It also recommends improvements in order to achieve a better rating and reduce fuel bills.

This has led to Cornwall's home owners and tenants investing in more efficient lighting, heating and insulation for their homes and to developers taking insulation into account during the build process.

Managing Director of Kernow Property Services, said: "People are definitely becoming more aware of what they do, the importance being more efficient with energy and also the savings they can make.

"I think people are looking at energy performance certificates and seeing what they could potentially save. If we're looking at being efficient and optimising our energy use. That's got to translate into good things for the environment."
